Whether you are considering selling up or not, it’s always a good idea to try to increase the value of your home. You never know what might happen in the future and even if you never intend to sell, at the very least, you’ll want to know you are leaving a valuable investment for your family. There are some obvious ways to add value, such as converting the loft or remodeling the garden, but home repairs can be tough and there are some much easier ways to increase the value of your home. Here’s a look at some of them.
Get a Porch
A conversion can be expensive, but adding a porch is a much cheaper option. A porch adds an extra layer of safety to your home, as well as extra storage space and an attractive entrance. All of which are appealing to potential buyers.
Use Your Basement
If you’ve got a basement, start using it. While a loft conversion is a huge job, usually turning a basement into a functional room is much cheaper and easier.
Increase the Curb Appeal
Your homes curb appeal is incredibly important when it comes to increasing the value of your home. Spend some time looking at the frontage of your home. Make sure the garden, path or driveway is safe, tidy and well presented. You could add some grass and flowers, or some tall hedges for privacy. Then, either paint your existing front door or get a new one to make the entrance welcoming.
Remember, to carry this appeal on into the home with a neat, well-presented hallway that is warm and immediately welcomes people into your home.
Keep it Neutral
If you are planning to sell, giving your rooms a lick of paint in a bright and neutral color can be an easy way to attract buyers and push the price up.
When prospective buyers view a house, they want it to be clean and bright, but they also want to be able to envisage themselves living there. Neutral colors make it easier to picture your own furniture and décor in the space.
Add a bedroom
There isn’t much difference in value between a home with two bathrooms, or a home with a walk-in closet. However, there can be a huge difference between a 3 and 4-bedroom house. If you’ve got some space that could become a bedroom, convert it.
Focus on the Kitchen
Many people consider the kitchen to be the heart of the home, especially when they are settled with families. That means when it comes to buying a new property, it’s often the kitchen that makes or breaks a deal. If how to sell my house fast is something you’ve considered, the kitchen should certainly be an area you focus on. Make sure it’s tidy and well presented, with clean tiles and new cupboard doors.
Adding to the value of your home is an excellent way to ensure that your investment is growing. Even if you never sell, increasing the value means that your money is growing too.
